Proper Painted Deck Cleaning Procedures
1. Inspect surface of painted deck for stains, mildew, or other damages.
3. If desired Strip existing paint from deck, railings, footers, lattice and steps.
4. Pre-treat deck, railings, footers, lattice and steps with Disodium Peroxydicarbonate.
5. Lightly powerwash deck, railings, footers, lattice and steps. (with less than 1,000 PSI)
6. Neutralize and properly restore the pH balance of the wood.
7. Re-inspect surface.
8. Repaint the surface when completly dry
Cleaning painted decks is a fairly common service offered by most pressure washing contractors in Maryland but depending on the paint on the deck it can cause drastic changes in the results. When cleaning painted decks, make sure the contractor has the knowledge and the right equipment for the job. Most deck cleaning companies will use 3,000 psi high pressure water instead of using the proper equipment. That amount of pressure can destroy the surface being cleaned. Deck cleaning is no longer thought of as a quick and simple job, many deck cleaning companies have realized just how much damage can be caused with a pressure washer. We do not recommend painting decks or film forming stain agents due to uneven wear pattern on the surface. Most of these paint and stain agents have a tendency to wear or peel off due to weathering and foot traffic. Sometimes this can happen as fast as one year after application. Cleaning painted decks is possible with very mild cleaners, if you wish to repaint the deck. To remove the paint from the surface the painted deck will need to be stripped. This process is VERY time intensive and difficult for even the most experienced deck cleaning companies. For this reason, Henry's Housework Inc. reccomends using high quality penetrating stains like
Ready Seal
instead of painting.
A tinting agent may extend the life of the stain used and offer more protection from the sun’s UV rays but it should still be maintained about every two years. However, when it is re-stained by an inexperianced company, it may become darker each time it receives stain.
It can be difficult for even experienced companies and expecially home owners to get the stain to blend in without faded or discolored areas. Especially if you don't know the exact brand of stain and tint used! So remember before attempting cleaning painted decks, contact a professional first!
